Michael O’Scathaill covers the following topics during this presentation:

  • An overview of the range of taxes (carrot and stick) introduced in recent years including RZLT, Vacant Homes Tax, Landlord Tax Credit, Mortgage Interest Tax Credit and the various Stamp Duty changes such as the residential refund scheme, the 15% on bulk-buying and the 7.5% rate on shares deriving their value from property. Updated then for the Budget measures such as the 9% VAT rate on apartments, the enhanced CT deduction for apartment construction, CT exemption for rent-to-buy and the changes to the Living City Initiative. Also recent developments in LPT. Quite a lot there!!!
  • A look then at key tax issues for property investors (in Irish and overseas property) and what sort of structures might be considered.
  • A short case study then on a property developer brining a development from gun to tape with an overview of the key tax issues encountered.
  • I might briefly touch on some issues for home owners/buyers, depending on time constraints and how the above plays out (I will make a call on it as I work through the slides over the next few days). I’m thinking on one level, as we are covering the developer, the landlord and the tenant, the one other obvious player is the home owner. On the other hand I would rather not get dragged into a long discussion on things like Help to Buy and the multitude of other schemes. So I might just touch on the mortgage relief above and possibly Rent-a-Room relief and mention one or two of the government schemes (principally the Help-to-Buy as it is more tax-based) without going into huge detail.

Michael is a director in the firm’s tax department. He holds a Bachelor of Commerce degree from the NUI and is a Chartered Accountant (FCA) and an AITI Chartered Tax Advisor.

Michael manages a varied and interesting portfolio of corporate and personal tax clients from a range of sectors including food & beverage, retail, insurance, construction and waste management.
